If you’re thinking of buying a home in one of Edmonton’s bedroom communities, new data has revealed which areas are seeing the highest number of detached homes being snatched up.
The latest report from the Realtors Association of Edmonton (RAE) listed five areas surrounding Edmonton and the number of detached homes sold in those areas so far this year.
Below is the number of detached homes sold in each area around Edmonton that had available data on detached home sales, as well as the median house price in those regions:
5. Fort Saskatchewan — 454 homes sold, $489,500 median house price
4. Leduc — 519 homes sold, $457,000 median house price
3. Spruce Grove — 674 homes sold, $470,000 median house price
2. Sherwood Park — 844 homes sold, $517,000 median house price
1. St. Albert — 879 homes sold, $530,000 median house price
The RAE added that the Greater Edmonton Area (GEA) real estate market during October 2024 alone saw detached unit sales hit 1,431, an increase of 10.2% over the previous month
and 37.2% over the previous year.
“The impact of lowering interest rates is keeping us busy, with buyers taking advantage of their increased buying power,” says Realtors Association of Edmonton 2024 Board Chair Melanie Boles. “The number of units sold has spiked shortly after recent interest rate announcements, and while month-to-month prices are less volatile, overall, they’re still showing a marked increase from last year.”
